The expression of the terms the “VENDOR” and the “VENDEE” wherever they occur in the body of this sale deed, shall mean and include; them, their legal heirs, successors, legal representatives, administrators, executors, transferee(s), beneficiary(ies), legatee(s), probatee(s), nominee(s) and assignee(s). 


Whereas the Vendor are the absolute owner and in possession of a piece of land measuring 01 KANAL falling under Survey no: ___, Khata no. ____, Khewat No. ___ situated at ___________ more and fully described in revenue records of Jamabandi, Girdawari, Shajra Kishtwar issued by concerned and competent authority attached herewith.

 

WHEREAS The said land is free from all legal flaws and encumbrances. The said land has not been obtained under Agrarian Reforms Act or Big Landed Estates Abolition Act or Roshni Act, and is situated outside the Municipality area limits.

 

AND WHEREAS the said land is free from all kinds of encumbrances such as prior Sale, Gift, Mortgage, Will, Trust, Exchange, Lease, legal flaw, claims, prior Agreement to Sell, Loan, Surety, Security, lien, court injunction, litigation, stay order, notices, charges, family or religious dispute, acquisition, attachment in the decree of any court, hypothecation, Income Tax or Wealth Tax attachment or any other registered or unregistered encumbrances whatsoever.


AND WHEREAS The Vendor, out of his own free will and without any coercion, force, fraud, or undue influence, hereby sells, transfers, and conveys the said piece of land alongwith proportionate, undivided, indivisible and impartible ownership and possessory rights over/in the said land with all rights, title and interest, easements, privileges and appurtenances thereto, in the hands of the Vendee who is the permanent State Subject/ Domicile of__________ for a total sale consideration amount of Rs. 10,30,000/=(Rupees TEN Lacs & THIRTY Thousands Only) @ Rs.10,30,000/- per Kanal.


NOW THIS SALE DEED WITNESSTH AS UNDER


That the entire consideration amount has been paid/liquidated in full by the Vendee to the Vendor and the Vendee has been put into the actual/physical possession of the said land. The Vendee shall be treated to be the absolute owner of the land mentioned above for all purposes and shall step into the shoes of the Vendor hereafter.

That the Vendor shall have no right, claim or interest whatsoever in/over the said land from onwards and it shall be the Vendee who shall be treated to be the absolute owner of the same. 

The Vendee shall be at liberty to get the land in question mutated in her own name by the revenue authorities in the revenue records and the Vendor shall have no objection for the same. All the rights of the Vendor shall be treated transferred to the Vendee regarding the above mentioned land.


That the Vendee shall Have and Hold the said land as its true and absolute owner and none of legal heirs, successors, legal representatives, administrators, executors, transferee(s), beneficiary(ies), legatee(s), probatee(s), nominee(s) and assignee(s) of the Vendor shall have any right, interest or claim of any nature over the said land .

IN WITNESSES WHEREOF: the Vendor and the vendee herein have put their respective thumb impressions/signatures unto this sale deed as a token of the acceptance, after the contents of this sale deed being read over and made understood to them in their mother tongue, in the presence of following witnesses on the day, month and year mentioned herein above.
